A new report from the National Association of Realtors® shows more home buyers using technology and real estate agents.

I’ve certainly seen this trend and understand why buyers are depending more on both technology and agents.

Years ago buyers were more likely to contact an agent to let them know they want to buy a home. Then the agent would find search for homes that may fit their buyer’s criteria and then they’d schedule times to look at them in person.

Today, thanks to technology, most of the time buyers have already figured out a house (or a couple of houses) they’re interested in when they contact me. They’ve seen typically 25 or so pictures of each property and sometimes have even driven by the property to get a better feel for it.

While I appreciate time away from “devices” I’m also a big believer in harnessing technology to make our lives easier.

For example, my website has these buyer benefits:

  • Buyers view listings & save custom searches (based on house details, price, neighborhood, area, etc.) and have homes that fit their criteria emailed to them daily. This can be done as easily from their mobile device as on the computer thanks to advances in technology.

  • I have a mortgage calculator under the Resources section that has a calculator as well as today’s interest rates so buyers can run the numbers to get an approximate mortgage payment on a certain amount.

    • Local history & info
    • Area demographics
    • School info
    • Related posts

While the search process has been streamlined, buyers have a LOT more paperwork and process to deal with these days. An agent guides their buyer through the “paperwork & process jungle” to make it as smooth as possible while protecting the buyer’s best interests.
